Included are fresh linens and towels, use of the washer/dryer, woodstove and firewood, DSL computer line, kitchen equipment, regular TV cable service, hot and cold water, lighting and heat. The phone is restricted to local calls only, so please make sure you have a calling card if you need to make calls outside of Bovina/Delhi. Cellphones only get one bar of reception out in the middle of the lawn.

Delaware County sales tax of 8 percent is added to rentals of one week or less. Depending on the price of home heating fuel that is set this summer, we reserve the right to add a fuel surcharge for stays during the late fall 2008 to early spring 2009.

Holiday weekends have a three night minimum and cover Martin Luther King Day, Presidents Day, Memorial Day, Fourth of July, Labor Day, and Columbus Weekend. Thanksgiving, Christmas and New Years all carry a four night minimum, or have a premium added.

The security deposit of a minimum of $400 or 30% of the total rental amount and is required to reserve the rental. The full amount of the rental is required ten days prior to the start of the rental period and does not include the security deposit. Cancellations will have a full refund less a $50 administration fee if they are received at least 30 days prior to the start of the rental. Cancellations received within 30-15 days of the rental start will have half the deposit refunded. Cancellations received within 15 days of the start of the rental will forfeit the deposit.
